Why everything is in one place
Mana has not spread itself across Bengaluru. All six sites are in the eastern belt, between Whitefield and Sarjapur, which is where the offices went and the families followed.
Where people work
Bagmane World Technology Center, Embassy Tech Village, RMZ Ecospace, Cessna Business Park, Wipro SEZ, RGA Techpark and Prestige Techpark all sit on this stretch. Most of the six are a short drive from at least four of them.
Where children go
The International School Bangalore, Inventure Academy, Greenwood High, Oakridge, Harvest International and Cambridge International share the same catchment. Schooling is usually the reason families choose this corridor over a cheaper one.
When you need a hospital
Manipal, Sakra World, Columbia Asia, Narayana Health City, Sparsh and Cloudnine are all inside the belt. Worth checking the real drive time from a specific site rather than the distance on a map.
A farmer's son who plants forests in concrete
D. Kishore Reddy started Mana in 2000. He came to Bengaluru from Nellore and from an agricultural family, and by most accounts ran the early business out of his Maruti 800 before there was an office to run it from.
That background shows up in the buildings. Mana puts planting where other builders put podium, and it has spent twenty six years doing that in the part of Bengaluru that concreted over fastest. Mana Foresta was built as a vertical forest. Tropicale and Foliage were both recognised for landscape rather than for elevation.
Around thirty eight million square feet later the approach has not really changed. Pick land with something already growing on it, keep as much of the site open as the numbers allow, and let the greenery do the work that marble usually gets asked to do.
